From Southern comfort food to self-pour taps and a rooftop hotel, here’s what’s new in one of Long Island’s hottest downtowns.
For more than two decades, Patchogue has been steadily transforming into one of Long Island’s most vibrant downtown destinations. With its thriving restaurant scene, walkable Main Street, proximity to the ferry, and year-round events, the village has officially arrived.
Now, a fresh wave of new businesses is adding even more energy to the mix. From comfort food and craft cocktails to boutique wellness and late-night bites, here’s a look at the newest spots making buzz in Patchogue — and why they’re worth a visit.
Comfort Food & Coffee Spots You’ll Love
Lola’s Southern Cuisine
Taking over the former Rise & Grind space, Lola’s Southern Cuisine opened its new, larger Patchogue location in June 2025 — and it’s already a local favorite. This family-owned restaurant serves authentic Southern comfort food inspired by the owners’ grandparents’ recipes, with the motto “Made with Heart, Served with Soul.”
Guests can expect crispy fried chicken, smoky pulled pork, mac and cheese, collard greens, shrimp and grits, and chicken and waffles. The Patchogue location also serves breakfast until 1 p.m., making it a go-to for hearty morning fare. With generous portions and a welcoming atmosphere, Lola’s brings true Southern hospitality to Main Street.
The Barn
Patchogue welcomed a nostalgic revival in November 2025 with The Barn, a modern take on the iconic Dairy Barn. Featuring convenient drive-thru lanes, viral coffee drinks, and grab-and-go convenience items, The Barn has quickly become a daily stop for commuters and caffeine lovers alike.
Blending retro familiarity with modern convenience, it’s a practical — and fun — addition to the neighborhood.
Record Cafe
Music lovers and coffee aficionados have found common ground at Record Cafe, a coffee-shop-meets-record-store that opened on Terry Street in late 2025.
The space functions as a creative community hub where visitors can browse more than 2,000 vinyl records and guitars while sipping authentic Italian espresso. Whether stopping in for a latte or flipping through classic albums, Record Cafe delivers a laid-back vibe that feels uniquely Patchogue.
Elevated Dining & Nightlife
Millie’s Smash Bar & Amsterdam
The former Meetball Place space has been reimagined as two concepts under one roof: Millie’s Smash Bar and Amsterdam.
Amsterdam, which opened in November 2025, is a Euro-inspired nightlife venue offering craft cocktails, high-energy house music, and late-night small bites. Tucked in the back, Millie’s Smash Bar serves premium Wagyu smash burgers on toasted seeded buns with bold signature sauces.
From the classic Mack-Millie to the Blue Moon Smash, the late-night menu is built for serious flavor — making this spot a new go-to for both dancing and dining.
Legacy Room
Formerly South Ocean Grill, Legacy Room reopened in January 2026 after a major renovation that transformed the space into an upscale, “high-end living room” experience.
Located at 567 S Ocean Avenue, the restaurant now serves elevated continental and modern European cuisine under the direction of Chef Mike Artist (formerly of Roadtrip in Bay Shore). Guests can expect refined dishes such as Beef Wellington, duck, and elevated seafood selections — all in a warm, sophisticated setting designed for special nights out.
Side Street Dive
Just off the main drag at 11 Railroad Avenue, Side Street Dive officially opened in February 2026 in the former Burgerology space.
This high-energy pizza bar and cocktail destination blends 1950s and ’60s pop-art vibes with the building’s industrial bones. With bold flavors, creative cocktails, vintage cinema nods, and a party-forward atmosphere, Side Street Dive is designed to keep the lights low and the energy high well into the night.

Unique Concepts & Boutique Experiences
BMW Pharmacy
Patchogue’s newest independent pharmacy is anything but traditional. BMW Pharmacy — which stands for Beauty, Medicine, and Wellness — combines full prescription services with a wellness and beauty boutique experience.
Founded by pharmacist Brianne Weiss, the space focuses on personalized care, offering medication reviews, chronic disease support, functional medicine, red light therapy, compression therapy, and even 3D body composition analysis.
The front of the store feels more like a curated boutique, stocked with skincare, supplements, gifts, candles, and clothing — redefining what a neighborhood pharmacy can be.
The Bookstore
Part literary hideaway, part cocktail bar, The Bookstore opened in November 2025 and has quickly become one of downtown’s most intriguing new hangouts.
Created by seven local bartenders, the space doubles as a fully operational bookshop where every book on the shelf is available for just $5. Signature cocktails range from $12–$14, with beer-and-shot combos for $8–$10, and a simple comfort-food menu that includes hot dogs, knishes, charcuterie, bourbon meatballs, and homemade chili.
Weekly events keep things lively: Industry Night on Mondays, game nights on Tuesdays, open mic and trivia on Wednesdays, and spoken word Sundays. It’s cozy, quirky, and undeniably community-driven.
A Downtown Worth Exploring
Patchogue’s growth isn’t slowing down — it’s accelerating. From Southern comfort food and Wagyu smash burgers to vinyl records and boutique wellness, the village continues to reinvent itself while supporting creative, community-driven entrepreneurs.
Whether it’s been a while since your last visit or you’re a regular looking for something new, now is the perfect time to explore Patchogue.
